Services

One steward, across the whole property.

Care for the landscape and the systems that support it, held together by a single accountable relationship.

01

Landscape Stewardship

Horticultural care held to a standard: pruning judgment, soil health, plant selection appropriate to exposure, seasonal detailing, and the ongoing discipline that keeps a mature landscape looking composed rather than merely maintained.

  • Pruning & canopy judgment
  • Soil health & fertility program
  • Seasonal color & detailing
  • Bed structure & edge discipline
02

Irrigation & Water Management

Zones observed under operation rather than assumed from a diagram: coverage, pressure behaviour, controller scheduling, and water applied to what the planting and soil actually require through the season.

  • Zone-by-zone observation
  • Coverage & pressure review
  • Controller scheduling
  • Seasonal water adjustment
03

Lighting, Audio & Lutron Coordination

Sonance landscape audio, FX Luminaire lighting, and Lutron controls documented and kept working as one composition — layouts, control relationships, and service history held together, with licensed specialists coordinated to carry out the work.

  • Fixture & run documentation
  • Scene and control review
  • Fault reporting
  • Specialist coordination
04

Pools, Water Features & Drainage

Pools, pool lighting, pumps, water features and displays, and drainage behaviour observed together, because standing water, plant decline, and equipment strain frequently share one cause.

  • Equipment & water feature records
  • Pool lighting documentation
  • Operational observation
  • Drainage path review
05

Coastal & Waterfront Systems

Care shaped by the exposure the property actually has: salt drift, wind load, tidal influence, and the accelerated wear those conditions place on plantings, fixtures, and hardware.

  • Salt exposure profile
  • Wind & canopy management
  • Waterfront hardware observation
  • Corrosion & wear tracking
06

Estate Systems Documentation

Verdant Key: the systems, evidence, decisions, completed work, and open items of the estate recorded and kept current, so knowledge survives changes in personnel.

  • System & zone mapping
  • Photographic evidence
  • Decision history
  • Open item tracking
07

Corrective Diagnostics & Improvement Planning

When something declines, we look for the underlying cause — soil, water, drainage, exposure, or operation — and plan the correction, rather than defaulting to replacement.

  • Cause investigation
  • Soil & water assessment
  • Correction sequencing
  • Improvement planning

Coordination & scope

Specialists, coordinated.

Where specialist vendors are appropriate — licensed trades, control systems, pool service, marine or waterfront work — they are engaged and coordinated, while The Key Gardener maintains continuity, documentation, and accountability across the property.

We do not represent ourselves as performing licensed work unless it is stated explicitly for a given scope. What we hold is the whole picture: what was found, who addressed it, what remains, and how it fits the estate.
